Overview
Bayern Facility Management GmbH (BayernFM) is a German facility management company headquartered in Munich. It was established in 2004 when BayernLB spun off its entire building and building-services engineering operations into a dedicated company. The purpose was to optimize facility management for the parent bank and to establish the business on the open market. Since then, BayernFM has grown from around 100 employees to more than 500 and has become a specialist for technically demanding properties, positioning itself as one of the leading providers in Munich and the Nuremberg metropolitan region. BayernFM offers services across the entire real estate lifecycle. Its core activities include property management (Bewirtschaften), consulting (Beraten), construction (Bauen), digitalization and sustainability. Under the BayernFM Consult brand, the company provides advisory services delivered by engineers, architects, energy managers, strategists and sales experts. The firm has built a strong focus on research and digitalization in facility management, including building information modeling (BIM) and digital process chains for existing buildings. As a subsidiary of BayernLB, BayernFM operates within the BayernLB Group. It serves both the parent bank and external clients, including Bayerische Hausbau. The company has been involved in research projects such as BIMProBe and co-founded the BIM2FM Collaboration Group in 2017 together with the Fraunhofer Institute for Building Physics. BayernFM describes itself as combining tradition with progress, experience with innovation, and sustainability with economic efficiency. In November 2023, long-serving managing director Stefan Kohlhepp announced he would not renew his contract after 17 years and would leave the company on 30 March 2024. The company reported a strong 2022 financial year, finishing significantly above plan despite a challenging environment.
History
Bayern Facility Management GmbH (BayernFM) was founded in 2004 when BayernLB spun off its entire building and building-services engineering operations into a separate company. The goal was twofold: to optimize facility management for the parent bank and to establish the business on the open market. At the time of the spin-off, the company had around 100 employees. Over the following years, BayernFM grew steadily. By 2020, the workforce had increased to more than 500 employees. The company developed into a specialist for technically demanding properties and became one of the top providers in Munich and the Nuremberg metropolitan region. Parallel to this growth, from 2007 onward, BayernFM built up a consulting team composed of engineers, architects, energy managers, strategists and sales experts. In 2017, BayernFM initiated the BIM2FM Collaboration Group together with the Fraunhofer Institute for Building Physics. Other founding members included Baro Pfannenstein GmbH, KARNER INGENIEURE GmbH, Loy&Hutz Solutions GmbH, MeteoViva GmbH, NUCE Consulting GmbH and pbb Planung+Projektsteuerung GmbH. Within this group, BayernFM took the role of project leader and served as the expert for building management due to its practical experience. In July 2020, BayernFM received approval for its second research project, BIMProBe ("Development of an exemplary process chain for the digitalization of an existing building"), which was also the first research project of the BIM2FM Collaboration Group. In the same month, Bayerische Hausbau commissioned BayernFM with additional properties. In November 2022, as part of an intra-group transaction by BayernLB, BayernFM acquired the shares in gewerbegrund Bauträger GmbH & Co. through the newly founded subsidiary BayernFM Objektmanagement GmbH. In March 2023, the company announced that it had closed the 2022 financial year significantly above plan despite a challenging environment. In November 2023, BayernFM announced that long-serving managing director Stefan Kohlhepp would not renew his contract after 17 years and would leave the company on 30 March 2024 to pursue new professional challenges.
