Overview

BayernGrund – formally BayernGrund Grundstücksbeschaffungs- und -erschließungsgesellschaft mbH – is a Munich-based company that serves as a development partner for Bavarian municipalities. Founded on 30 June 1972 on the initiative of the Free State of Bavaria and the leading municipal associations, it was created to complement existing land companies while serving exclusively public-law interests. Its original mission was to help municipalities procure land for residential and commercial areas, but it quickly expanded into a broader service provider covering site development, municipal building construction, urban renewal, and development management. Today BayernGrund describes itself as a 'Bauamt auf Zeit' – a temporary building authority – offering a full range of services: land development from urban land-use planning to infrastructure provision; high-rise and civil engineering projects from planning to handover; urban development project management including subsidy processing; and fiduciary land acquisition on behalf of municipalities. The company supports municipalities with know-how and personnel capacity, thereby relieving strained municipal budgets. BayernGrund is owned by public-law shareholders: Bayerische Landesbank holds 50%, the Free State of Bavaria 25%, and Bayerische Ärzteversorgung 25%. Through Bayerische Landesbank, the Free State of Bavaria and the Sparkassenverband (savings banks association) together hold an indirect majority. The company is embedded in the Sparkassenorganisation and maintains a Kommunalbeirat (municipal advisory board) with representatives from the Bavarian Ministry of Housing, Construction and Transport, the Bavarian Association of Districts, the Bavarian Association of Municipalities, and the Bavarian Association of Cities. Since 1972, BayernGrund has managed more than 4,500 projects, and more than 1,100 Bavarian municipalities have implemented projects with the company. Its headquarters were located at Karolinenplatz in Munich until May 2006, after which it moved to its current location. The company celebrated its 50th anniversary on 30 June 2022 at the Kleines Theater im Jugendstilpark Haar, an event attended by clients, ministry representatives, shareholders, and employees. Managing Director Franz Schonlau, who has led the company since 2016, emphasized its solidity, reliability, and broad service spectrum. BayernGrund remains a trusted partner for municipal infrastructure and affordable housing projects in Bavaria.

History

BayernGrund was founded on 30 June 1972 by its current public-law shareholders – Bayerische Landesbodenkreditanstalt (later merged into Bayerische Landesbank), the Free State of Bavaria, and Bayerische Ärzteversorgung – on the initiative of the Free State of Bavaria and the leading municipal associations. The company's initial goal was to complement existing land companies while serving exclusively public-law interests. It soon became clear that supporting municipalities 'only' in procuring land for residential and commercial areas was not enough. Therefore, BayernGrund continually adapted its entire service and product range to the needs of municipalities. It became involved in development projects, municipal high-rise and civil engineering, urban renewal and development measures, and as development sponsor for many projects. The company's headquarters was located at Karolinenplatz in Munich until May 2006, after which it moved to its current location. Since 1972, BayernGrund has managed more than 4,500 projects, and more than 1,100 Bavarian municipalities have implemented projects with the company. The company describes itself as a 'Bauamt auf Zeit' (temporary building authority) and offers a broad portfolio: land development from urban land-use planning to infrastructure provision; high-rise projects and technical structures from planning to handover; the full breadth of urban development including urban development project management and subsidy processing; and fiduciary land acquisition and development on behalf of municipalities. In doing so, BayernGrund supports municipalities with know-how and personnel capacity, relieving municipal budgets. Franz Schonlau has been Managing Director since 2016. He studied law at Ludwig Maximilian University of Munich and completed his legal clerkship with the second state examination. From 1996 he worked in urban development project management at KGE Kommunalgrund, and from 2006 to 2016 he was department head and authorized signatory at BayernGrund / KGE Kommunalgrund. The company is embedded in the Sparkassenorganisation and maintains a Kommunalbeirat (municipal advisory board) with representatives from the Bavarian State Ministry of Housing, Construction and Transport, the Bavarian Association of Districts, the Bavarian Association of Municipalities, and the Bavarian Association of Cities. The shareholders are Bayerische Landesbank (50%), the Free State of Bavaria (25%), and Bayerische Ärzteversorgung (25%). Through Bayerische Landesbank, the Free State of Bavaria and the Sparkassenverband together hold about 80% and 20% respectively. The Supervisory Board is chaired by Roland Reichert, department head for savings banks and financial institutions at BayernLB. On 30 June 2022, BayernGrund celebrated its 50th anniversary at the Kleines Theater im Jugendstilpark Haar with clients, representatives of Bavarian ministries, shareholders, board members, business partners, and employees. As development sponsor for the Jugendstilpark, BayernGrund has a strong connection to this special quarter. Managing Director Schonlau emphasized the company's solidity, reliability, and broad service spectrum. Ministerial Director Ingrid Simet, representing State Minister for Housing, Construction and Transport Christian Bernreiter, praised BayernGrund's contribution to tackling current challenges, especially the creation of affordable housing. Gero Bergmann, board member of BayernLB, called BayernGrund a 'Stammspieler' (regular player) among the real estate subsidiaries.
