Overview

Daiwa House Parking Co., Ltd. (大和ハウスパーキング株式会社) is a Japanese company that operates parking lots and provides related land-utilization services. It is a subsidiary of Daiwa House Industry Co., Ltd., one of Japan's largest housing and construction groups. The company's business spans three main pillars: a parking-lot business that develops and manages coin parking and other parking facilities, a car-wash business built around high-purity pure-water washing equipment, and a parking-equipment business supplying payment machines, gate systems and other hardware needed to run parking operations. The company's roots trace to 1974, when the Daiyoshi Development business was founded in Fukuoka for building-leasing purposes, incorporated as Yugen Kaisha Daiyoshi Kaihatsu in 1976, and later renamed Daiyoshi Trust Co., Ltd. in 2004. It listed on the Fukuoka Stock Exchange Q-Board in 2007. In 2013 Daiwa House Industry acquired a controlling stake through a tender offer, and the company was delisted. In 2015 it merged with Daiwa House subsidiary Tomo Co., Ltd. and adopted the name Daiwa House Parking Co., Ltd., moving its head office to Tokyo. Today Daiwa House Parking is headquartered in Minato-ku, Tokyo, and describes itself as contributing to local communities through safe, secure parking services. Its parking business offers one-stop parking and land-utilization proposals leveraging the Daiwa House Group, while its car-wash business uses high-purity "D pure water" to reduce water spots and serves diverse needs with high-speed machines and hand-wash booths. Its equipment business supplies and supports the settlement machines and gate equipment required for parking operations. In 2024 the company launched the D-Wash coin car-wash brand, opening its first store in Ibaraki, Osaka, and by 2026 it had expanded to multiple locations nationwide. In 2025 it merged with Parking Solutions Co., Ltd. to form a new Daiwa House Parking entity.

History

The origins of Daiwa House Parking lie in Fukuoka. In April 1974, an individual founded Daiyoshi Development (ダイヨシ開発) in Chuo-ku, Fukuoka, for the purpose of building leasing. In May 1976, Yugen Kaisha Daiyoshi Kaihatsu (有限会社ダイヨシ開発) was established, and in December 1978 the company began a real-estate sales business. In July 1989 it moved its head office to Hakata-ku, Fukuoka, and in October 1996 it started a parking business. In October 2000 the limited company was reorganized into Daiyoshi Kaihatsu Co., Ltd., and in December 2004 it changed its trade name to Daiyoshi Trust Co., Ltd. (株式会社ダイヨシトラスト). On July 25, 2007, Daiyoshi Trust listed on the Fukuoka Stock Exchange Q-Board market. In December 2011 it absorbed and merged with Bona Plaza Co., Ltd. and Utilize Parking Co., Ltd. In 2013, Daiwa House Industry conducted a tender offer that began in April and, as a result, acquired shares representing 94.09% of voting rights; the company was delisted on September 17, 2013. In April 2013 it had moved its head office to Chuo-ku, Fukuoka. On March 1, 2015, Daiyoshi Trust absorbed and merged with Tomo Co., Ltd., also a Daiwa House Industry subsidiary, and changed its trade name to Daiwa House Parking Co., Ltd. (大和ハウスパーキング株式会社), moving its head office to Ota-ku, Tokyo, where Tomo had been headquartered. The company's official history also records a parallel lineage: Chuo Musen Co., Ltd. was founded in 1934 as Chuo Musen Denki Kenkyusho to manufacture wireless communication equipment (mainly transformer rectifiers); Technical Electronics Co., Ltd. / Nippon Park Hanbai was founded in 1982 and began manufacturing and selling the "Microcomputer Gate" unmanned parking management machine; in 1988 it launched the time-parking machine "Time Park CP-88YH" and formed a business alliance with Marubeni Corporation as general sales agent for the Microcomputer Gate. Tomo Co., Ltd. was established in Kawasaki in 1994 as a parking management and construction business, renamed Tomo Parking Service Co., Ltd. in 1996, and in 2002 started a franchise-style coin parking operation for individuals and SMEs, opening its first franchise store in Osaka. In 2000 Chuo Musen made Technical Electronics a wholly owned subsidiary via share exchange; in 2005 Chuo Musen merged with Technical Electronics and changed its name to Technical Electronics Co., Ltd. In 2018 Daiwa Lease Co., Ltd. made Technical Electronics a wholly owned subsidiary, and Parking Solutions Co., Ltd. was born. Leadership changed several times in the 2010s and 2020s: Tetsuya Tamura became Representative Director and President in 2017, the same year a rental-car business began; Shinichi Motofusa became President in 2018; Takashi Nakamae in 2020; Takayuki Miyatake in 2023; and Futoshi Sakai in 2025. In 2024 the company began its car-wash business, launching the pure-water coin car-wash brand D-Wash on September 13, 2024, with the first store, "D-Wash Chukan-minami Ibaraki," opening in Ibaraki, Osaka; by April 15, 2026, it operated 16 stores nationwide. In 2025, Daiwa House Parking merged with Parking Solutions Co., Ltd., giving rise to the new Daiwa House Parking Co., Ltd., and the company transferred its stake in affiliate EPE (Thailand).
