It was founded in 1967 by Alfons Doblinger as a property developer under the name "Alfons Doblinger Anlagenbau" in Straubing, Lower Bavaria. Over more than five decades the group has grown into one of the significant players in the German residential and commercial property market, with a broad portfolio spanning project development, rental and management of its own property holdings, and logistics and commercial real estate. The group is organised under a holding company, Doblinger Beteiligung GmbH, based in Munich. Its core operating companies include DIBAG Industriebau AG, a nationwide project developer and property company; Wohnungs- und Siedlungsbau Bayern GmbH & Co. oHG (WSB Bayern), one of Bavaria's largest private residential landlords; Bayerische Gewerbebau AG, focused on logistics properties and commercial parks; DIBAG Hausverwaltung GmbH, responsible for property management; and Monachia Grundstücks-GmbH, active in asset management and letting in Munich and the surrounding area. According to the company, the group employs around 650 people in the real estate sector and generates annual revenue of approximately EUR 600 million (as of September 2022). Wikipedia reports over 1,500 employees and annual revenue of more than EUR 600 million, with net rental income of around EUR 170 million per year. The group's founder, Alfons Doblinger, remains chairman of the board of DIBAG Industriebau AG and is personally associated with the group's sustainable site development and product quality. The group's history includes the acquisition of the Bavarian part of the Neue Heimat housing group in 1990, which brought more than 32,500 apartments into its portfolio and led to the creation of WSB Bayern. In 2023 the group acquired a majority stake in Bauer AG, a globally active construction and machinery company based in Schrobenhausen. The group is privately held and family-controlled.
History
The Doblinger Unternehmensgruppe traces its origins to 1967, when Alfons Doblinger founded the property developer "Alfons Doblinger Anlagenbau" in Straubing, Lower Bavaria. The company initially focused on real estate development and construction. In 1975 the group undertook its first major expansion by acquiring the glass factory Carborundum Deutschland GmbH in Regenhütte, Lower Bavaria, which was leased to Hans Neuberger, the tenant of the Ludwigsthal glassworks. Alfons Doblinger and Hans Neuberger founded the "Arber-Verkaufsring Gesellschaft" for direct glass sales. Between 1980 and 1985 the company took over the furniture plywood and veneer factory Bartels-Ibus in Langenberg, East Westphalia, including its land, as well as the IBUS plant in Lüneburg. Alfons Doblinger also purchased 960 apartments from a non-profit housing company in Augsburg. After relocating its headquarters to Munich, the group acquired the Glas- und Spiegel-Manufactur AG in Gelsenkirchen-Schalke in 1986/1987. Founded in 1873, that company at the time only managed and rented its own real estate. From this acquisition emerged today's DIBAG Industriebau AG, the core company of the Doblinger Unternehmensgruppe. In 1987 a repair and spare parts company for buses in Fellbach near Stuttgart was also acquired. In 1989 the Siepe & Doblinger GmbH & Co. KG Industriebeteiligung was founded in Düsseldorf, which shortly afterwards took over a Düsseldorf engineering company with around 300 employees. The group also acquired the majority of Markt- und Kühlhallen AG, the foundation of today's Bayerische Gewerbebau AG. In 1990 the Doblinger Unternehmensgruppe took over the Bavarian part of the real estate group "Neue Heimat", which had run into a financial crisis, acquiring "Neue Heimat Bayern" and with it more than 32,500 apartments. In the same year, today's Wohnungs- und Siedlungsbau Bayern GmbH & Co. OHG was founded from this acquisition, with its core business being the rental and management of its own residential property portfolio. In 2002 the group acquired Monachia Grundstücks-GmbH from the Löwenbräu brewery, focusing on customer- and market-oriented property and land management, with core activities in letting and managing its own property holdings in Munich and the surrounding area. In 2006 Markt- und Kühlhallen AG was restructured into Bayerische Gewerbebau AG. The main shareholder of Bayerische Gewerbebau AG is Doblinger Beteiligung GmbH, the holding company of the Doblinger Unternehmensgruppe. In 2007 the group made headlines when a former business partner and several investors who had invested in funds initiated by DIBAG Industriebau AG filed criminal complaints, alleging that Doblinger had manipulated these funds to conceal financial problems. The Munich I public prosecutor's office discontinued all investigation proceedings. In 2023 the Doblinger Unternehmensgruppe acquired the majority of shares in Bauer AG in Schrobenhausen, a globally active construction and machinery company with the segments specialist foundation engineering, machinery and resources. Today the group is one of the significant market participants in the German residential and commercial real estate market, with over five decades of steady growth. It employs over 1,500 people and generates annual revenue of more than EUR 600 million (as of 2022), with net rental income of around EUR 170 million per year. The holding company is Doblinger Beteiligung GmbH, based in Munich.
