Overview

Dynacity is a shopping center located in Nakazato, Odawara, Kanagawa Prefecture, Japan. It is operated by Daidoh Forward Co., Ltd., a wholly owned subsidiary of Daidoh Limited, a textile and apparel company. The center is composed of three main facilities—Dynacity EAST, Dynacity WEST, and Dynacity WALK—which are separated by the Tokaido Shinkansen tracks. Its core stores include Ito-Yokado Odawara, a supermarket and general merchandise store, and TOHO Cinemas Odawara, a cinema complex. The site has historical significance as the former location of the Daidoh Woolen Mills (now Daidoh Limited) Odawara factory, which began operations in 1953 as the first industrial attraction in post-war Odawara. At its peak, the factory employed about 1,200 people and included company housing, dormitories, a high school, a co-op, a large bathhouse, a ground, and a clubhouse on its 7.9-hectare site. However, from the latter half of the 1960s, the textile industry faced structural recession, leading to gradual downsizing and the eventual closure of the factory. In 1979, a plan to open a Nichii (later Mycal, then AEON Retail) Kamonomiya store on part of the idle site was proposed but was stalled by strong opposition from local retailers and the Odawara Chamber of Commerce and Industry. The development plan was later revised to include an Ito-Yokado Odawara store as the core tenant and office buildings. In October 1993, the first phase opened as "Daidoh Plaza" (now Dynacity EAST), featuring Ito-Yokado, Daidoh Sports Club, an office building (occupied by Hitachi, Ltd. Odawara Works), and the Odawara City regional facility "Marronnier." The Ito-Yokado store performed well, and in September 2000, the second phase, "West Mall," opened with Robinson Department Store Odawara, and the entire facility was renamed "Dynacity." In 2002, the third phase, "WALK," opened with TOHO Cinemas Odawara. Subsequent changes included the rebranding of Robinson Department Store to Seibu Odawara in 2013 and its closure in 2018, as well as the opening of Dynacity WEST ANNEX in 2024 and a new Cainz Odawara store in 2026. Today, Dynacity serves as a major shopping destination for the Seisho region, offering a mix of retail, dining, entertainment, and services. It continues to evolve, with recent renovations increasing the proportion of specialty stores and adapting to changing consumer needs.

History

The history of Dynacity is closely tied to the former Daidoh Woolen Mills (now Daidoh Limited) Odawara factory. The factory began operations in 1953 as the first industrial attraction in post-war Odawara and at its peak employed about 1,200 people. The 7.9-hectare site included company housing, dormitories, a high school affiliated with Kanagawa Prefectural Shonan High School, a co-op, a large bathhouse, a ground, and a clubhouse. However, from the latter half of the 1960s, the international environment surrounding textiles became severe, leading to a structural recession. Daidoh Woolen Mills began aggressive downsizing and management efficiency measures around 1973, shifting from "quantity to quality." As rationalization progressed, the number of workers at the Odawara factory gradually decreased, making the welfare facilities unnecessary. In September 1979, a plan to open a Nichii (later Mycal, then AEON Retail) Kamonomiya store on part of the idle site was proposed. However, local retailers formed the "Seisho District Large-Scale Store Countermeasures Council" and issued a "Declaration of Freeze on First-Class Large-Scale Store Openings," and the Odawara Chamber of Commerce and Industry also announced a "Freeze on Large-Scale Retail Store Openings," causing the plan to stall. The strong local opposition stemmed from the fact that the company, despite being the first industrial attraction in post-war Odawara and having close ties with the community, had cut off its relationship with the community as it struggled to survive. Subsequently, the development plan was revised to include an Ito-Yokado Odawara store as the core tenant and office buildings. On October 21, 1993, the first phase opened as "Daidoh Plaza" (now Dynacity EAST), featuring Ito-Yokado, Daidoh Sports Club, an office building (occupied by Hitachi, Ltd. Odawara Works), and the Odawara City regional facility "Marronnier." The Ito-Yokado Odawara store, which expected annual sales of about 8.5 billion yen at opening, performed well, reaching about 15.4 billion yen in the fiscal year ending February 1997. In March 1999, Odawara City Mall Cresse (now Frespo Odawara City Mall) opened nearby, and the Nakazato area developed into a major suburban commercial zone. In response to Ito-Yokado's success, on September 28, 2000, the second phase, "West Mall," opened with Robinson Department Store Odawara, and the facility was renamed "Dynacity." Together with East Mall, it became a shopping center with two core stores: a department store and a general merchandise store, and reopened as the largest shopping mall in the Seisho region. Robinson Department Store later changed its name to Seibu and closed at the end of February 2018. In 2002, the third phase, "WALK," opened with TOHO Cinemas Odawara and other tenants. In April 2024, "West Annex" opened with Uniqlo and GU, and in April 2026, "Cainz Odawara" is scheduled to open in the former office building site where Hitachi was located. Throughout its history, Dynacity has adapted to changing retail environments, including the closure of the Seibu department store and the expansion of specialty stores. It remains a key commercial hub in the region.
