Overview
Europolis Rostokino (Russian: ТРК «Европолис Ростокино») is a large shopping and entertainment centre in the Rostokino district of Moscow's North-Eastern Administrative Okrug, close to the Sviblovo metro station and the Rostokino and Botanichesky Sad stations of the Moscow Central Circle. It opened in 2009 as Zolotoy Vavilon Rostokino (Golden Babylon Rostokino) and was renamed Europolis Rostokino at the end of 2018 after a change of ownership and a repositioning programme. The centre has a sales area of about 170,000 square metres — more than twice the size of the historic GUM department store on Red Square — and houses more than 300 shops and over 350 retail units in total, according to the operator. Its two trading levels combine fashion department stores, mono-brand clothing and footwear boutiques, sports, jewellery, electronics and home-goods stores, beauty and health retailers, and children's shops. Anchor and large-format tenants include the O'KEY food hypermarket, the HOFF home hypermarket, the Tekhnopark electronics hypermarket, a two-storey Stockmann department store, a two-storey RE store, M.Video, Eldorado, re:Store, Samsung, Xiaomi, DNS, Haier, Williams et Oliver, Kuchenland Home, Togas, Ascona and Cozy Home, alongside clothing and footwear brands such as Marks & Spencer, GAP, Guess, New Yorker, O'STIN, Rendez-vous, Hogl, Lady & Gentleman CITY, Snezhnaia Koroleva, Baldinini, Boggi Milano, Lion of Porches and Scotch & Soda, and perfume retailers Zolotoe Yabloko, L'Etoile and Rive Gauche. Entertainment and dining are a major part of the offer. The complex contains a modern multiplex cinema with 16 screens (Mirage Cinema), children's entertainment centres, go-karting zones, a DDX Fitness club with gym areas, group-exercise studios and a spa, a large CITYFOOD gastronomic zone and the Europolis SAD restaurant area. The centre reports up to 1.5 million visitors per month. Visitor services include a two-level car park with about 3,000 spaces, free Wi-Fi, cloakrooms, mother-and-child rooms, facilities for visitors with disabilities, an electric-vehicle charging station and a taxi pick-up point. The property was developed by PATERO Development with the Austrian fund Immoeast AG as contractual partner and investor, and was financed in part by a Sberbank credit line. It was long owned by the Austrian Immofinanz group, which sold five Moscow shopping centres, including this one, to the Russian FortGroup at the end of 2017. FortGroup then began a redevelopment and rebranding in late 2018, modernising interiors, adjusting the tenant mix and improving infrastructure. Europolis Rostokino is therefore best understood as a Russian retail real-estate brand — a shopping-centre nameplate owned and operated by FortGroup — rather than a manufacturer of consumer goods.
History
The shopping centre that became Europolis Rostokino opened in 2009 as Zolotoy Vavilon Rostokino (Golden Babylon Rostokino), a project developed by PATERO Development with the Austrian fund Immoeast AG as contractual partner and investor. A Sberbank credit line of USD 175 million with a 4.5-year term was arranged for construction, and the international consultancy Colliers International handled marketing and leasing. The centre was built in the Rostokino district of Moscow's North-Eastern Administrative Okrug, on Prospekt Mira, a few minutes' walk from the Rostokino station of the Little Moscow Railway Ring. With a sales area of about 170,000 square metres and more than 300 shops plus a 16-screen multiplex, it ranked among the largest shopping centres in Russia. For much of its life the property was part of the Austrian Immofinanz group's Moscow portfolio. At the end of 2017 Immofinanz sold five of its Moscow shopping centres, including Zolotoy Vavilon Rostokino, to the Russian FortGroup for EUR 901 million. At the end of 2018 FortGroup began a comprehensive transformation of the centre and renamed it Europolis Rostokino. The restructuring covered modernisation of interiors, adjustment of the tenant mix and improvements to infrastructure, with the stated aim of attracting more visitors and increasing revenue. After the rebranding, the centre consolidated its position as a major retail and leisure destination in north-east Moscow. Its tenant roster spans food, fashion, electronics, home goods, beauty, children's goods and services, anchored by the O'KEY hypermarket, the HOFF home hypermarket, the Tekhnopark electronics hypermarket, a two-storey Stockmann department store and a two-storey RE store. Entertainment and dining were expanded with the Mirage Cinema multiplex, children's entertainment centres, go-karting, the DDX Fitness club and the CITYFOOD gastronomic zone together with the Europolis SAD restaurant area. The operator reports up to 1.5 million visitors per month and more than 350 shops, 50 restaurant concepts, 10 types of entertainment, more than 40 children's stores and a 16-screen cinema. Visitor infrastructure includes a two-level car park with about 3,000 spaces, free Wi-Fi, cloakrooms, mother-and-child rooms, accessible facilities and an electric-vehicle charging station.
