Overview

Gate Petroleum is a privately held American company headquartered in Jacksonville, Florida. It began in 1960 when Herbert Hill Peyton opened a single gasoline station on Jacksonville's Northside. The name Gate refers to Jacksonville's former slogan, “The Gateway to Florida.” During its first decade, Gate expanded through additional filling stations in Jacksonville and elsewhere in the southeastern United States. The company broadened its retail proposition in response to the 1973 oil crisis. Convenience merchandise became an important part of the station business, helping Gate develop from a fuel seller into a combination petroleum, convenience-store, and service operator. Over time, the company added fuel distribution, lubricants, fleet-management services, car washes, and dealer supply operations. Its retail network has changed substantially over the years: Gate once operated roughly 225 fuel and convenience locations across six states, while later sources described a smaller estate concentrated primarily in the Southeast. In 2021, the company was reported to operate 72 Gate-branded stores. Gate's diversification accelerated in the early 1980s. In 1983, it acquired the Florida real-estate holdings of Stockton, Whatley, Davin & Co. from Phillips Petroleum. The transaction brought more than 16,000 acres in northeast Florida and gave Gate a platform in commercial development, hospitality, waterfront property, and residential projects. Assets and projects associated with this expansion included the Ponte Vedra Inn and Club, Deerwood, Southpoint, Epping Forest, Riverplace Tower, and other Jacksonville-area properties. Gate also acquired construction-materials businesses, including precast and structural concrete operations, and developed a maritime-property business around Blount Island. The group subsequently established several operating divisions. Gate Construction Materials manufactures architectural, structural, and hollow-core precast concrete products at facilities in several eastern, southeastern, and midwestern states. Gate Hospitality Group manages private clubs and resort properties in the Jacksonville area, including Ponte Vedra Inn and Club, The Lodge & Club, Epping Forest Yacht Club, and River Club of Jacksonville. Gate Lands handles commercial and residential real-estate development, while Gate Maritime Properties has focused on waterfront industrial land. Gate Title Company provides title insurance and closing services in north Florida. The retail division has continued to be the company's central public-facing business. In 2016, the company refreshed its visual identity using the capitalized name GATE and introduced GATE Express Car Wash. Beginning in 2019, selected stores adopted larger formats with cafés offering prepared sandwiches, pizza, smoothies, iced coffee, and frozen yogurt. Gate Fuel Service supplies fuel to company-operated and independent locations, job sites, marine customers, and bulk users in parts of the Southeast. Gate Lubricants supplies lubricants and hydraulic fluids to commercial customers. Gate has also made investments outside its core divisions. It acquired majority ownership of InMotion Entertainment, an airport-based electronics and entertainment retailer, in 2006; InMotion was sold to private-equity buyers in 2013. The company has sponsored civic and sporting activities in northeast Florida, most notably the Gate River Run, and established the GATE Foundation in 2008 to support family and community well-being. Gate remains a family-controlled, diversified private enterprise rather than a publicly traded oil major. Petroleum retailing and distribution remain its principal identity, but its business portfolio also encompasses construction materials, hospitality, real estate, maritime assets, title services, and community philanthropy. Forbes ranked Gate No. 338 among America’s Largest Private Companies for fiscal 2022, reporting $1.44 billion in sales and approximately 3,500 employees; these figures are included as historical, source-specific information rather than a current financial estimate.

History

Herbert Hill Peyton founded Gate Petroleum in 1960 with one gasoline station on Jacksonville's Northside. The company expanded through the 1960s, first across Jacksonville and then into other parts of the southeastern United States. Its name was drawn from Jacksonville's then-used “Gateway to Florida” slogan. The 1973 oil crisis encouraged Gate to add convenience products, reducing its reliance on gasoline margins alone. Gate's first major non-petroleum investment was a potato farm in Hastings, Florida. Although profitable, the farm was eventually sold. In 1978, Gate created Gate Roofing Company in Green Cove Springs to manufacture asphalt felt. The plant grew to round-the-clock operations before being sold to Tamko Building Products in 1994. These moves foreshadowed Herbert Peyton's broader strategy of transforming Gate from a petroleum retailer into a diversified corporation. In 1980, Gate bought a prestressed-concrete plant and five asphalt plants from Houdaille-Duval's Florida construction division. The asphalt plants were resold, while the concrete operations became part of Gate's construction-materials activities. That same year, Gate partnered with the Bryant Skinner Company to develop the Southpoint office park. In 1983, it purchased the Florida real-estate holdings of Stockton, Whatley, Davin & Co., then owned by Phillips Petroleum, for $60 million. The acquisition included more than 16,000 acres in northeast Florida and various prominent properties. Gate sold portions of the acquired land over time. An 8,000-acre tract along the Guana River was sold to the Florida Department of Environmental Protection for $49 million and became part of the Guana River conservation area. Gate developed or managed interests connected with Ponte Vedra, Deerwood, Southpoint, and other Jacksonville-area districts. It acquired Epping Forest, the former Alfred I. du Pont estate, in 1984 and later developed the property as a yacht club and gated residential community. Gate also bought Westinghouse's Blount Island property in 1985. The United States Marine Corps later used part of the site and ultimately acquired Gate's holdings through eminent domain. A 2005 jury decision set compensation at $160 million. The company continued expanding in retail and real estate. In 1990, it acquired 28 7-Eleven stores in Jacksonville and Alachua County. In 1993, it bought the former Gulf Life Tower, renovated it, and renamed it Riverplace Tower; the property was sold in 2014. Gate acquired The Lodge & Club at Ponte Vedra Beach in the late 1990s, purchased 150 West Main Street in Norfolk in 2008, and consolidated management of four hospitality properties under Gate Hospitality Group in 2013. Gate's fuel and convenience operations have undergone repeated rationalization. The company has renovated or rebuilt profitable locations, closed weaker stores, and sold operations in some states. By 2016, its retail division operated 73 stores and supplied fuel to approximately 150 dealer locations, with reported petroleum sales of about one million gallons per day. In 2016, the company updated the brand to GATE and launched GATE Express Car Wash. From 2019, selected sites adopted larger stores with cafés and expanded fresh-food and beverage programs. Gate established Gate Fuel Service to distribute fuel to retail, commercial, marine, and bulk customers, and Gate Lubricants to supply commercial lubricants and hydraulic fluids. It also developed Gate Fleet Service, a fuel-purchasing and driver-accountability system that was marketed to other petroleum distributors. In 2006, Gate acquired majority ownership of InMotion Entertainment, an airport electronics and entertainment retailer, which was sold to private-equity firms in 2013. Family control has remained central. John Peyton, Herbert Peyton's eldest son, took leave from Gate while serving as mayor of Jacksonville from 2003 to 2011. After Herbert Peyton retired from operating leadership in January 2012, John became president, while Mitchell Rhodes was promoted to chief operating officer and Hill Peyton became vice president of marketing. Gate also established the GATE Foundation in 2008 and has supported regional charitable, sporting, and civic activities. The company's best-known sponsorship is the Gate River Run, a major Jacksonville road race. Gate's present identity combines a regional fuel-and-convenience network with construction materials, hospitality, real estate, maritime property, title services, and philanthropy.
