Overview
GLOBESHIP Corporation (グローブシップ株式会社) is a Japanese building maintenance and facility management (FM) company headquartered in Shiba, Minato-ku, Tokyo. It was established on 1 April 2015 through the merger of Kabushiki Kaisha Biru Daiko (株式会社ビル代行) and Nihon Building Services Co., Ltd. (日本ビルサービス株式会社), two firms whose roots go back to the early years of the Japanese building maintenance industry in the 1950s. The company describes itself as a strategic FM partner and positions its services around "FMDX" — a vision that combines human problem-solving capability with AI and robotics technology. GLOBESHIP's core business lines include building maintenance services (equipment management, cleaning, security, and remote centralized building management), FM solution services (FM consulting, business support, energy management, and PM support), construction work, condominium (mansion) management, PFI and designated administrator operations, and overseas business. The company operates a nationwide branch network covering Sapporo, Sendai, Utsunomiya, Gunma, Saitama, Nishi-Tokyo, Yokohama, Nagoya, Osaka, Hiroshima, and Fukuoka, and runs the GLOBESHIP Training Center in Kashiwa, Chiba Prefecture. GLOBESHIP has grown partly through acquisitions and group reorganization. In 2015 it made Nitto Custodial Service Co., Ltd. a consolidated subsidiary; in 2016 it merged Nihon Hotel Service and Nitto Custodial Service, and established a joint venture with the French global facility management group Sodexo S.A. In 2018 it acquired Biru Daiko Service Co., Ltd. In 2025 it acquired all shares of Kitanippon Building Management Co., Ltd., and in 2026 it acquired all shares of Yashima Kogyo Co., Ltd., making both consolidated subsidiaries. The group includes companies such as Attox, Nitto GLOBESHIP Custodial Service, Yamanashi GLOBESHIP, Ibaraki GLOBESHIP, Chiba GLOBESHIP, Ishikawa GLOBESHIP, GLOBESHIP Sogo Kanri, GLOBESHIP Clean Service, GLOBESHIP Keibi, DHC Service, GLOBESHIP Sodexo Corporate Service, TAG O&M Service, and Shanghai Huanyue Property Management. The company emphasizes human resource development, with a dedicated training center, qualification support, and liberal arts education, and has articulated a corporate vision of becoming a leading company in creating comfortable environments while contributing to environmental protection and employee well-being. It is privately held and does not appear to be listed on a stock exchange.
History
The history of GLOBESHIP is rooted in two Japanese building maintenance companies founded in the 1950s. Nihon Real Estate Management Co., Ltd. (日本不動産管理株式会社) was established in 1952, and on 2 October 1953, Building Cleaning Co., Ltd. (株式会社ビル清掃) was founded. In 1957, Nihon Real Estate Management joined in the establishment of Nihon Building Services Co., Ltd. (日本ビルサービス株式会社). In 1962, Building Cleaning changed its trade name to Building Management Daiko (ビル管理代行), and in 1964 it changed again to Biru Daiko (ビル代行). In September 1980, Biru Daiko spun off its nuclear power division to establish Attox Co., Ltd. (株式会社原子力代行). In 1997, Nihon Building Services obtained ISO 14001 certification, and in 1998 Biru Daiko obtained ISO 9001. Nihon Building Services obtained ISO 9001 in 2002. In 2005, Biru Daiko made Nihon Building Services a wholly owned subsidiary. On 1 April 2015, Biru Daiko and Nihon Building Services merged to form GLOBESHIP Corporation. On 1 May 2015, GLOBESHIP acquired all shares of Nitto Custodial Service Co., Ltd., making it a consolidated subsidiary. In 2016, as part of group reorganization, Nihon Hotel Service Co., Ltd. and Nitto Custodial Service Co., Ltd. were merged into Nitto Custodial Service. Also in 2016, GLOBESHIP established a joint venture, GLOBESHIP Sodexo Corporate Service Co., Ltd., with the French global facility management company Sodexo S.A. (listed on NYSE Euronext Paris). In the same year, TAG O&M Service Co., Ltd. was established jointly by Tech Project Service Co., Ltd., GLOBESHIP, and Attox for the operation, management, and maintenance of solar power plants. In 2017, GLOBESHIP began hiring technical intern trainees, launched a business partner seminar, and created the external newsletter 'GS way'. It also formulated 'GSWAY' as a set of 16 behavioral guidelines for employees. To promote the GLOBESHIP brand, several group companies were renamed: in 2016, Chiba Biru Daiko became Chiba GLOBESHIP, Ibaraki Biru Daiko became Ibaraki GLOBESHIP, Yamanashi Biru Daiko became Yamanashi GLOBESHIP, and Ishikawa Building Service became Ishikawa GLOBESHIP; in 2017, Nihon Building Sogo Kanri became GLOBESHIP Sogo Kanri and Nihon Building Cleaning became GLOBESHIP Clean Service. On 2 April 2018, GLOBESHIP acquired all shares of Biru Daiko Service Co., Ltd., making it a consolidated subsidiary. On 1 April 2025, GLOBESHIP celebrated its 10th anniversary, and on 25 April 2025 it issued a 10th anniversary publication. On 26 December 2025, it acquired all shares of Kitanippon Building Management Co., Ltd., making it a consolidated subsidiary. On 31 March 2026, it acquired all shares of Yashima Kogyo Co., Ltd., making it a consolidated subsidiary. Throughout its history, the company has emphasized technology and quality. It developed cleaning robots, including the NBS CR-1 prototype in 1983 and the VASS robot for cleaning the glass exterior of the Tokyo International Airport control tower in 1994. It also implemented wide-area centralized management systems such as FABCON-NET in 1990. The company operates a training center in Kashiwa, Chiba, opened in 2009, and has obtained ISO/IEC 27001 certification in 2014.
