Overview
Goodwin (Russian: Гудвин) is a shopping and entertainment centre (ТРЦ) located at 70 Maksim Gorky Street in Tyumen, Russia, at the corner of Sovetskaya Street in the heart of the city's business and retail district. It opened on 21 December 2005 and became the second shopping and entertainment centre in the city after Premier. The centre was built on the site of the former Stroymash construction-machinery factory, which was privatised in the 1990s, declined financially, and was eventually relocated across the river; its buildings were demolished and the elite Daudel quarter took their place, with Goodwin appearing at its edge. The supermarket section occupies the unfinished 20th section of Stroymash, whose concrete skeleton was reused as the base of that part of the mall. The centre consists of two perpendicular blocks joined at one end. The first block runs along Sovetskaya Street and has three floors: a supermarket of more than 1,000 m² with self-scanning checkouts on the ground floor, the 10-screen Cinema Park DeLuxe on the second floor, and the Drive Fitness sports club with a children's play area on the third floor. The second block runs along Maksim Gorky Street, has two floors and about 100 shops, including national chains Eldorado, Detsky Mir and Sportmaster. It offers clothing (including children's), footwear, perfumes and cosmetics, household goods, computers, accessories, jewellery, wines, books, films, video games and watches, plus a photo studio, dry cleaner, flower shop, clothing repair and mobile-phone stores. The block has two entrances, an elevator and an escalator, and a food court on the second floor with several fast-food outlets, alongside a ground-floor café and a Georgian restaurant, Kaco. Free Wi-Fi (Tyumen Free) is available, and the centre closes at 22:00 while the cinema continues to operate through a separate entrance. According to the official website, Goodwin positions itself as the central, status shopping centre of Tyumen, distinguished by an attractive selection of clothing and footwear stores, high service quality, a good level and variety of goods, convenient transport access and comfortable parking. It hosts more than 100 boutiques and anchor tenants including the Perekrestok supermarket, Eldorado, Detsky Mir, Sportmaster and the 10-screen Cinema Park DeLuxe. The third floor is dedicated to sport with Drive Fitness. The centre is aimed at family shopping and meetings with friends and business partners, with a range of restaurants, coffee shops and food-court cafés. It sits in the block of Respublika and 50 Let Oktyabrya streets, with seven public-transport stops within 30 metres and traffic density of more than 2,700 cars per hour and more than 20,000 pedestrians per day. A large free outdoor car park adjoins the centre, with an electric-vehicle charging station for two cars at a time; on weekends a barrier at the second block opens an inner courtyard for parking. In August 2022 the owner said the centre had completed its first life cycle and would soon be reconstructed, announcing an additional 10,000 m² of entertainment space, changes to the façade, engineering infrastructure, adjacent roads and parking. Preparatory construction work began on the eastern side in October 2022, and in 2025 the same owner said reconstruction would start in 2026 and last three years.
History
Goodwin was opened on 21 December 2005 and became the second shopping and entertainment centre in Tyumen after Premier. It was built on the site of the Stroymash construction-machinery factory. After privatisation in the 1990s the factory's financial condition deteriorated sharply, and by the early 2000s the land it occupied was worth many times more than the factory itself. The factory was eventually relocated to the part of the city across the river, its buildings were demolished, and the elite Daudel quarter was built in their place; Goodwin appeared at the edge of that quarter. The construction allowed Sovetskaya Street to be extended to its intersection with Maksim Gorky Street; previously the street had stopped at its intersection with Profsoyuznaya Street. The supermarket part of the centre occupies the former unfinished 20th section of Stroymash, whose concrete skeleton served as the base for that part of the mall; because the concrete structures were originally designed for the factory, mobile-phone signal often disappears in that section. The centre consists of two perpendicular blocks joined at one end. The first block runs along Sovetskaya Street and is three storeys high. Its ground floor contains the supermarket, which is more than 1,000 m² and has more than 10 electronic checkouts with multimedia screens where shoppers can scan and pay independently. The second floor houses the 10-screen Cinema Park DeLuxe, part of a nationwide chain, and the third floor houses the Drive Fitness sports club with a children's play area. The second block runs along Maksim Gorky Street, is two storeys high and contains about 100 shops, including the nationwide chains Eldorado, Detsky Mir and Sportmaster. The shops occupy the entire second floor, from which it is possible to cross to the cinema. The block has two entrances, an elevator and an escalator, toilets on all floors and a cloakroom on the second floor. The second floor also has a food court with several fast-food outlets; there is also a café on the ground floor and a Georgian restaurant, Kaco, on the second floor. Free Wi-Fi (Tyumen Free) with a Russian and English interface is available. In the centre of the block there is a café reached by an avenue with artificial palms and benches; originally there was a fountain there, but in September 2025 it disappeared, officially due to technical problems. The shopping centre closes at 22:00, but the cinema continues to operate through a separate entrance. A large free outdoor car park is located next to the centre. On weekends a barrier at the second block is opened, allowing cars to park in the inner courtyard as well. There is an electric-vehicle charging station at the car park where two cars can be charged simultaneously. Access to the car park is free and there are no guards. There are no bus stops immediately next to the centre, so the easiest way to reach it is to travel to stops on Respublika Street (Maksim Gorky Street and Tyumen Drama Theatre), on Maksim Gorky Street (Upravleniye Gosekspertizy and Sportkompleks Stroymash) or on Profsoyuznaya Street (Ulitsa Volodarskogo or Detskaya Poliklinika) and then walk a few minutes. In August 2022 the owner said the shopping centre had already completed its first life cycle and would soon be reconstructed. He announced the appearance of an additional entertainment space of 10,000 m², changes to the façade, engineering infrastructure, adjacent roads and parking. In October 2022 preparatory construction work began on the territory on the eastern side of the shopping centre. In 2025 the same owner said that reconstruction would begin in 2026 and would last three years.
