Overview
Ofer Grand Mall Petah Tikva (Hebrew: עופר הקניון הגדול, also known as Hakenyon Hagadol or Kanyon Avnet) is a major shopping center located on Jabotinsky Road in Petah Tikva, Israel, directly opposite the Rabin Medical Center (Beilinson Hospital). It is the largest shopping mall in Petah Tikva and one of the largest in the country, with approximately 80,000 square meters of total space and 37,000 square meters of commercial space spread over four retail floors. The mall houses about 190 businesses and provides over 1,700 covered parking spaces. The mall was initiated in 1997 by Azorim Properties (part of the Azorim Group) and the Shufersal supermarket chain. Construction was awarded to Solel Boneh in December 1997, and the mall opened to the public in August 1999. Over the years, ownership changed hands several times: Shufersal sold its stake in 2002 to Azorim Properties and Theatres of Israel; British Israel acquired Azorim Properties (including the mall) in 2004 from Ganden Investments, controlled by Nochi Dankner; and in 2005 British Israel also bought Theatres of Israel's share. Today the mall is owned by Melisron Ltd., which is controlled by Ofer Investments. The mall has undergone significant upgrades, including a new 7,000-square-meter retail floor opened in April 2011 at an investment of NIS 120 million, featuring dozens of brand stores and over 100 digital advertising screens. In late 2013, renovations began on the first two floors and the cinema complex, which was transferred from the Rav-Chen chain to the Globus Max chain and reopened in December 2014. In 2016, an office tower was completed adjacent to the mall, housing the Prima Link Hotel. In 2015, the newspaper Globes ranked the Grand Mall as the second strongest mall in Israel. As of the end of 2013, the mall was valued at NIS 1.171 billion. In March 2021, the district planning and construction committee approved a request for additional building rights, including a 29-story office tower and commercial space in the northern part of the mall, adding 27,500 square meters for commerce, 26,400 square meters for employment, and 240 hotel rooms. However, as of 2021, no progress has been made on this plan, partly due to weakening in the office market in the city, as reported by Melisron. The mall remains a key retail and entertainment destination in the Sharon region, benefiting from its proximity to Beilinson Hospital, the Yitzhak Ohayon Park, and major transportation routes.
History
The Grand Mall in Petah Tikva was initiated in 1997 by Azorim Properties, part of the Azorim Group, together with the Shufersal supermarket chain. Before construction even began, approximately 11,000 square meters of space in the mall had already been leased. In December 1997, Solel Boneh won the tender to build the mall. The mall opened to the public in August 1999. In 2000, the Holmes Place fitness chain opened a branch in the mall. In 2002, Shufersal sold its stake in the mall to Azorim Properties and Theatres of Israel. About 14.6% of the shares were sold to Azorim Properties for NIS 21.8 million, and 16.7% were sold to Theatres of Israel for NIS 24.8 million. In April 2004, British Israel completed the acquisition of the income-producing real estate company Azorim Properties, including the Grand Mall, from Ganden Investments, owned by businessman Nochi Dankner. Dankner himself had acquired control of the company in February 2002. In March 2005, British Israel also purchased Theatres of Israel's share in the mall, at a company valuation of NIS 200 million. On April 5, 2011, a new floor opened in the mall with a total investment of NIS 120 million. The floor spans 7,000 square meters of commercial space and houses dozens of brand stores. More than one hundred digital advertising screens are installed on this floor. According to the mall's CEO, "the decision to build an additional floor in the mall stems from the goal of repositioning the mall, upgrading and improving it." At the end of 2013, renovations began on the first two floors and the 8 cinema halls operated by the Rav-Chen chain were transferred to the Globus Max chain and underwent comprehensive renovation. On December 12, 2014, the renewed cinema opened to the public. At the end of 2013, the mall's value reached NIS 1.171 billion. In 2015, the newspaper Globes ranked the Grand Mall second in its list of the strongest malls in Israel. In 2016, construction of an office tower adjacent to the mall was completed. The tower houses the Prima Link Hotel, which opened upon the tower's completion. In March 2021, the district committee for planning and construction approved a request for additional building rights for the mall. The plan includes a 29-story office tower and commercial space in the northern part of the mall, adding a total of 27,500 square meters for commerce, 26,400 square meters for employment, and 240 hotel rooms. Since 2021, no progress has been made on this plan, partly because, according to reports by Melisron, there has been a weakening in the office market in the city, and the construction of the office tower is a central part of the project. The mall is currently owned by Melisron Ltd., which is controlled by Ofer Investments. It remains the largest shopping center in Petah Tikva and a major retail destination in the Sharon region.
