Overview

HILL'S WALK TOKUSHIGE GARDENS (ヒルズウォーク徳重ガーデンズ) is a mall-type shopping center located at 1-505 Mototokushige, Midori Ward, Nagoya, Aichi Prefecture, Japan. It is managed and operated by UNY Co., Ltd. (ユニー株式会社) as part of the company's WALK chain of large-scale shopping centers. The facility opened on November 6, 2010, and was developed as the core commercial facility of the Tokushige northern land readjustment district, alongside the regional center Yumeria Tokushige, which houses a ward office branch and library. The name "HILL'S" derives from the gently hilly terrain of the site. The center is composed of two main buildings: the Hills Building (ヒルズ棟), a six-level structure including parking with retail floors on basement level 1 and above-ground levels 1 and 2, and the Gardens Building (ガーデンズ棟), a two-story building developed jointly with Nagoya City that features a rooftop plaza and dog run. The two buildings are separated by a public road but together are known as HILL'S WALK TOKUSHIGE GARDENS. The core store is PIA GO La Foods Core Tokushige, a small-format food-focused supermarket, supported by approximately 110 specialty stores. Compared with other UNY WALK locations, the proportion of directly operated floor space is the lowest at about 9%, with roughly 90% of the space occupied by non-directly operated tenants, meaning most revenue comes from tenant rents. The center was initially announced in February 2009 as a mini-mall type project under the tentative name "LASPA Tokushige," but the plan was changed mid-project to the WALK format to align with the opening of the Tokushige subway station and bus terminal in spring 2011, positioning the facility as a central hub for eastern Midori Ward. As a result, unlike other WALK locations, it does not have a central atrium mall structure. The facility emphasizes accessibility, with barrier-free certification, baby rooms, kids' play areas, a rooftop garden terrace, a dog run, and a JT-produced smoking room. It also pursues environmental initiatives such as energy and CO2 reduction, recycling stations, and ECO information. The center is directly connected to Tokushige Station on the Nagoya Municipal Subway Sakura-dori Line via a connecting passage to the Hills Building basement, and the Gardens Building first floor connects directly to the Tokushige bus terminal. Parking is free for the first three hours for cars and motorcycles and five hours for bicycles, operated by Nippon Parking Co., Ltd. The rooftop hosts the "Midori Ward 240,000 People Project Summer Festival" held since July 2012.

History

HILL'S WALK TOKUSHIGE GARDENS was developed as part of the Tokushige northern land readjustment project in Midori Ward, Nagoya. The facility was initially announced in February 2009 under the tentative name "LASPA Tokushige" as a mini-mall type shopping center. However, with the planned opening of Tokushige Station on the Nagoya Municipal Subway Sakura-dori Line and an adjacent bus terminal in spring 2011, the project was repositioned as a central hub for eastern Midori Ward. Consequently, the plan was changed mid-project to UNY's large-scale mall brand "WALK," and the facility opened on November 6, 2010, as the ninth WALK mall in the UNY chain. Because of this change, the facility does not feature the central atrium mall structure typical of other WALK locations. The center was built as the core commercial facility of the district, alongside the regional center "Yumeria Tokushige," which includes a ward office branch and library. The name "HILL'S" was chosen to reflect the gently hilly terrain of the site. The facility consists of two buildings: the Hills Building, a six-level structure (including parking) with retail floors on basement level 1 and above-ground levels 1 and 2, and the Gardens Building, a two-story structure developed jointly with Nagoya City, featuring a rooftop plaza and dog run. The two buildings are separated by a public road but operate as a single shopping center. The core store is PIA GO La Foods Core Tokushige, a small-format food-focused supermarket, which is complemented by approximately 110 specialty stores. The proportion of directly operated floor space is the lowest among UNY's WALK locations at about 9%, with about 90% of the space occupied by non-directly operated tenants, meaning most revenue comes from tenant rents. This arrangement is intended to allow coexistence with the nearby UNY GMS APITA Midori Store, located about 500 meters to the southeast. The facility was designed with accessibility and environmental considerations. It received barrier-free certification and includes baby rooms, kids' play areas, a rooftop garden terrace, a dog run, and a JT-produced smoking room. Environmental initiatives include energy and CO2 reduction, recycling stations, and ECO information. The elevators and escalators were installed by Fujitec Co., Ltd. Parking is operated by Nippon Parking Co., Ltd., with free parking for the first three hours for cars and motorcycles and five hours for bicycles, and is available outside business hours except late at night. The center is directly connected to Tokushige Station on the Nagoya Municipal Subway Sakura-dori Line via a connecting passage to the Hills Building basement, and the Gardens Building first floor connects directly to the Tokushige bus terminal. The rooftop has hosted the "Midori Ward 240,000 People Project Summer Festival" since July 2012, which was launched to commemorate the 50th anniversary of Midori Ward's establishment. Below the Hills Building underground parking garage are the Tokushige depot and substation of the Sakura-dori subway line.
