Overview
The Isenburg-Zentrum (often abbreviated IZ) is a shopping centre located in Neu-Isenburg, just south of Frankfurt am Main in Hesse, Germany. It was built by the construction company Philipp Holzmann and opened on 28 December 1972. The centre is divided into three segments: Shop Ost, Shop Mitte and Shop West. Over the decades it has undergone several renovations, including the modernisation of Shop Ost in 2003 and the reopening of Shop West in 2011 after an eleven-month, €30 million refurbishment. From 1998 it was managed by ECE Projektmanagement GmbH. Following the economic difficulties after the COVID-19 pandemic, which led to high vacancy rates and a decline in the retail offer, the owner Deka Immobilien appointed IPH Handelsimmobilien GmbH to manage the centre starting in January 2024. The Isenburg-Zentrum has a sales area of 44,000 square metres and accommodates 140 shops, employing around 1,500 people. Its catchment area covers 579,754 residents. Two multi-storey car parks (North and South) provide 1,600 parking spaces. The centre has been certified by the German Sustainable Building Council (DGNB). Today it positions itself as a vibrant shopping destination with over 100 shops, diverse gastronomy and a range of services, open Monday to Saturday from 10:00 to 20:00.
History
The Isenburg-Zentrum was built by the construction company Philipp Holzmann and opened on 28 December 1972 in Neu-Isenburg, south of Frankfurt am Main. It was originally divided into three segments: Shop Ost, Shop Mitte and Shop West. In 2003, Shop Ost was modernised, while Shop West stood empty for years and was only reopened in 2011 after an eleven-month renovation costing €30 million. Since 1998, the centre had been managed by ECE Projektmanagement GmbH. In the wake of the economic crisis following the COVID-19 pandemic, the Isenburg-Zentrum suffered from extensive vacancies and a deterioration in its retail offering. To counter this, a new business strategy was developed. In January 2024, the owner Deka Immobilien entrusted IPH Handelsimmobilien GmbH with the management of the centre. The Isenburg-Zentrum has a sales area of 44,000 square metres and houses 140 shops, with around 1,500 employees. Its catchment area includes 579,754 residents. Two car parks (North and South) provide 1,600 parking spaces. The centre has been certified by the German Sustainable Building Council (DGNB).
