Overview
Kornmarkt-Center Bautzen is a shopping center in Bautzen, Saxony, Germany, opened on 20 September 2000. It is the largest shopping center in the Oberlausitz region and is situated in the historic old town near the Kornmarkt square that gives it its name. The center spans three levels and houses around 70 shops with approximately 350 employees. Its retail mix includes fashion, gastronomy, and specialty stores, with textile and hardware goods accounting for about 50 percent of its 9,000 square meters of sales area. Anchor and well-known tenants include engbers, Deichmann, Cecil, Thalia, MEDIMAX, Vodafone, and Apollo-Optik. The center offers a range of services including a pharmacy, elevators, barrier-free toilets, lockers, a defibrillator, ATM, photo booth, WLAN, and a parking garage with 330 spaces. It is well connected to public transport, with stops for city and regional buses right in front of the building. The center positions itself not only as a retail destination but also as a lively meeting place for the region, hosting events such as the Easter market, the "Romantica" long shopping night, and Christmas activities. The center is managed by Matthias Klauck, who is named as the center manager on the official website. The center's accessibility services are supported by ECE, as indicated by the contact email accessibility@ece.com. The center has been a subject of urban planning critique, as studies show it shifted retail flows away from other parts of the inner city, leading to store closures and increased vacancy in the surrounding area.
History
The Kornmarkt-Center Bautzen was opened on 20 September 2000, following a period of urban development initiatives in the 1990s. In the early 1990s, a large part of Bautzen's old town was threatened by "acute decay." The city participated in a European funding project for the "revitalization of historic old towns." In 1995, Bautzen launched a nationwide urban planning competition called "Kornmarkt" to redesign and build a shopping and service center in the inner city. A total of 63 works were submitted in summer 1996. In 1999, the restructuring and modernization of the area began. The former Neue Bürgerschule (later Lutherschule) and a parking lot on which the Stadttheater (1796–1968) stood at Lauengraben were demolished. A high-rise on the opposite side of the street at the corner of Tuchmacherstraße, which had blighted the area since 1972, was also removed. The cleared area was partly greened and partly converted into a parking lot. On 15 February 1999, the groundbreaking ceremony for the Kornmarkt-Center took place in the adjacent southern area. The opening followed on 20 September 2000, with an investment volume of approximately 51 million euros. Parallel to the city's competition, a citizens' initiative was founded in 1996 advocating an alternative use of the Kornmarkt. This led to a citizens' petition (Bürgerentscheid) in December 1996, but the required number of votes for a replanning was not reached, so the city approved its development plans on 18 December 1996. The center has since become the largest shopping center in the Oberlausitz region, with 70 shops and 350 employees. It has also been the subject of urban planning criticism, as studies show it shifted retail flows away from other parts of the inner city, leading to store closures and increased vacancy in the surrounding area.
